Custom Home Construction

What Kind Of Home Construction Does NIB
Do Across Our Spokane Metro Region?

Nothing Fancy. We're Builders Doing Custom
Work And Actually Answering The Phone

NIB is a niche crew folks around the Service Area count on for custom home construction. We're not a track-home outfit running a stack of pre-set plans. You bring us your drawings or ideas, and we build your house right – steady work, clear steps, honest project management. And we're accessible! We answer the phone, call back, and walk through the details with you.

What Types Of Custom Homes Does NIB Build
For Spokane Area Property Owners?

At NIB, we also stay accountable, follow the plans, and build what you ask us to build. Over the years, a few types of custom homes have kept coming up around the Spokane area. Here's a quick look at the ones we're often involved in.

Modern Home Construction

Modern homes are usually what folks ask for when they're after clean lines, open floor plans, and a simple, uncluttered look. They lean more contemporary than Craftsman or classic styles, with big windows, efficient layouts, and materials that keep the home tight and energy-smart. If you've got a modern plan, we can frame it, finish it, and bring it to life.

Craftsman Home Construction

Craftsman homes are a good fit for folks who want something with a bit more character and detail. So, wider trims, exposed beams, covered porches, and that warm, classic Eastern WA / PNW look. These homes lean traditional, with layouts built around comfort and practicality. If you've got a Craftsman-style plan, we can build it steady and true.

Accessory Dwelling Units (ADUs)

ADUs are popular when you need more space but don't want to take on a full-size home build – guest rooms, rentals, offices, separate living quarters, etc. And they're usually built to fit tight lots and practical layouts in the Spokane area. If you've got an ADU design, we'll build it with the same steady approach we use on any full-home build or remodel.

2-Story Home Construction

Two-story homes are common when you need more room, but you've got to get it without spreading the footprint across your lot. They give you space to separate living areas, add bedrooms, or work in a bigger layout without going wide. If you've got a two-story plan, we can build it solid and straightforward from the ground up.

What's NIB's Approach To Building Custom Homes?

We like to keep the process/experience straightforward for you. We handle as much In-House Workmanship as possible and maintain Full-Time Project Presence. It means by the time we finish your home, we'll have also built a relationship with you, based on trust, solid work, and professional follow-through.

1

The Design Element

We don't run an in-house design department. If you have a designer, we'll build straight from their plans. If you don't, we can point you toward a few local folks we've had good experiences with. We'll answer questions, give input when helpful, and keep communication open. But at the end of the day, we're builders. We take the plans you bring us and make them real.

2

Fully Hands-On

Sure, we'll sub out framing, but our crew goes through and fine-tunes. If a stud's out of place, we move it. If blocking's missing, we add it. Before drywall, we straighten walls and adjust studs so the finish lies clean and flat. It's the "in-between" hands-on work that matters: small steps that tie trades together and make the home solid, functional, and built to last.

3

Finishing Strong

When your build's wrapping up, we leave time for the last round of touches and clean-ups. This is where fine details align – paint, trim, fixtures, adjustments, and anything else that needs tightening before your home's truly done. We work through it carefully, ensure everything feels right, and leave you with a finished space we're proud to hand over.

So, Who's NIB, And What Are They Like As A
Company Beyond Working On Homes?

We're not locked into any specific design style, layout, or brand. We don't push materials or try to steer you toward something you don't want. We're builders with versatile products who do clean, dependable work from the plans you bring us. Got a look you love? We're all for it.

NIB runs on return customers and referrals – Built on Word of Mouth. No marketing budget, no advertising, no sales pitches. Our work comes from folks who've hired us before or heard from someone who has. We focus on building homes and local relationships, and that keeps the phone ringing.

FAQ

What Questions Do Spokane Metro Property Owners
Ask NIB Before Starting Home Construction?

We're construction specialists who are friendly and accessible – happy to answer every question. Here are some common ones we get.

How Early Should We Involve NIB When Planning Our Custom Home?

The earlier the better. We can't provide accurate pricing without solid drawings, but getting involved during planning lets us offer a builder's perspective and flag design or site considerations before they become costly issues.

How Does NIB Prevent Costly Changes Once Construction Begins?

It starts before construction. We do thorough walkthroughs and carefully review plans, site conditions, and structures to catch issues early. After 15+ years, we know what to look for – irregular floor elevations, questionable wall layouts, HVAC constraints. These are all easier and less expensive to address during planning.

How Does NIB Communicate With Me Day-To-Day?

We don't disappear once construction starts. Ownership stays involved and reachable throughout. Being available and accountable isn't an extra service – it's our responsibility. You can call us around the clock if need be.

How Does NIB Handle Surprises After Construction Begins?

We rarely instigate change orders – 99.9% come from clients changing or adding something. If something unexpected comes up, we document it clearly with a formal change order, including updated pricing and timeline. Our goal is to minimize surprises through thorough planning upfront.

Why Do NIB Clients Come Back For Future Projects?

Mostly because of the people we bring into their homes. We prioritize professionalism, respect, and service just as much as quality. Our team is laid-back, humble, and approachable – qualities that make the process easier and more enjoyable.

Is My Lot In NIB's Service Area?

If it's anywhere in or around the Greater Spokane Metro, you're covered. North, south, east, west – we cover the whole region and have been known to go further for great people. Not sure? Give us a call or visit our Service Area page.

Does NIB Offer Exterior Remodeling Services?

Sure do. While we wish we were building custom homes all the time, the brunt of our work is more specific home remodeling projects, including General Exterior Remodeling. This could be anything from Siding Installation or Windows & Doors, to building new Functional Outdoor Spaces. The sky's the limit. Just hand us the plans, and we'll bring them into reality.

Does NIB Also Offer Interior Remodeling Services?

On the flip side, we can also handle anything under the General Interior Remodeling umbrella – including Kitchen Remodeling, Bathroom Remodeling, remodeling other Living Spaces, or completely transforming the interior from A to Z. We can handle it all.
